Rittenhouse Management Corporation's Wayne Spilove: Helping to Preserve Pennsylvania's Historyittenhouse Management Corporation manages quality high rise apartment buildings and brownstones in the Rittenhouse Square area of Philadelphia, Pennsylvania and was founded in the early 80’s by Wayne Spilove. For more than thirty-five years, Wayne Spilove has enjoyed a diverse and prosperous career in real estate, and has been an active civic leader in the City of Philadelphia and the Commonwealth of Pennsylvania.

In addition to owning a sizable portfolio of some of the finest residential and historic buildings in Philadelphia, he has conducted major transactions with many lending institutions, law firms, non-profit organizations, investors and other property owners. His successes, the result of cost effective property development and innovative management, have earned him high regard and recognition. Spilove's current principal holdings and management activities cover several high-rise apartment buildings within the premier neighborhood of Rittenhouse Square, plus additional noteworthy or historic buildings throughout Center City.

For many years Wayne Spilove has been active in public and community affairs and has been appointed to numerous public posts at the city and Commonwealth level. He currently serves, pro bono, as the Chairman of the Pennsylvania Historical and Museum Commission (PHMC), the Commonwealth's official history agency. PHMC is responsible for the stewardship of the Commonwealth's 25 museums and the Commonwealth's Archives (with 44 properties, 2,000 acres of land, and 450 employees), as well as serving as advisor to the American Revolution Center at Valley Forge and as the Governor's representative to the Gettysburg National Battlefield Museum Foundation. Spilove was appointed to the PHMC in April 2003 by Governor Edward G. Rendell and elected as Chairman of the 14 member Commission after a unanimous confirmation in the state Senate.

Wayne Spilove also serves as Co-Chairman (with Diane Dalto) of the newly-appointed, 14-member Pennsylvania Arts & Heritage Committee. This newly created group comprises leaders from the Commonwealth's cultural organizations and three largest philanthropic foundations. They are charged with increasing coordination and creating synergy among Pennsylvania's arts and heritage resources and the agencies -- both public and private -- which support and serve them. The Committee may jointly sponsor research, planning, action, and policy initiatives that can increase the impact and leveraging power of Pennsylvania's investments in the arts, heritage and cultural economy. The Committee serves as an information resource and as advisors to the Governor on relevant issues which impact the Commonwealth's historical and cultural institutions and initiatives.

Rittenhouse Management Corporation's Wayne Spilove Helping to Preserve Pennsylvania's HistoryFrom 1992-2001, Wayne Spilove served in the position of Chairman of the Philadelphia Historical Commission. This position gave Spilove and the 14-member commission which he chaired, ultimate responsibility for preservation oversight of approximately 13,000 architecturally important properties in one of the most historic cities in the United States -- including several of the buildings at Independence National Historical Park. Many of this Commission's most significant accomplishments occurred during Spilove's tenure as Chairman.

Wayne Spilove currently serves as Chairman of Historic Philadelphia, Inc and Once Upon A Nation. His public service has also included serving on the Board of Directors for the Big Picture Alliance, Friends of Independence National Park, Vice President of the Friends of Rittenhouse Square, and as a shareholder in the Athenaeum of Philadelphia.

HIGHLIGHTS OF PRESERVATION ACCOMPLISHMENTS DURING WAYNE SPILOVE'S CHAIRMANSHIP OF THE PHILADELPHIA HISTORIC COMMISSION, 1992-2001

Designation & Protection of Three Residential Neighborhoods: Society Hill, Girard Estates, and Rittenhouse/Fitler Square: Under Philadelphia's Historic Preservation Ordinance, three of Philadelphia's most historic communities were protected from inappropriate exterior alterations or unnecessary demolitions that could have destroyed their historic character. A methodical and complex designation process for each community was required -- resulting in the preservation of architectural styles, which reflect the past and foster neighborhood and civic pride.

Protection of Tiffany Glass "Dream Garden" Mural: This work of art, constructed in 1916 by the Tiffany Studios and based on a Maxfield Parrish painting, comprises 100,000 pieces of colored glass that produce the effect of an oil painting. Installed in the lobby of the Curtis Publishing Company headquarters (built in 1910 and adjacent to Independence National Historic Park), the unique mosaic merges architecture with interior art. During Spilove's tenure a legal battle hinged on whether the mosaic was entitled to the same protection as historic architecture. The years-long struggle to save the Dream Garden was spearheaded by Chairman Spilove, who helped generate a grassroots effort to ensure that it would remain at its original site protected through the city's historic designation process.

Preservation & Restoration of Philadelphia's City Hall: Throughout its history this huge granite structure, built in 1871-1901 in the French Second-Empire architectural style, had weathered many challenges, including lack of funds for maintenance and periods of neglect and vandalism. Under Spilove's leadership, an extensive $100 million restoration project was initiated, and continues still, through both public and private support.

Preservation and Enhancement of Reading Terminal Market: When this exceptional building was threatened with demolition during creation of the city's new Convention Center, hotel and transportation complex, Spilove provided leadership and over-site for its redesign and restoration, which included refurbishment of the traditional farmer's market at the street level. Its upper level train shed was expanded and connected to the Pennsylvania Convention Center.

Preservation and Reuse of Ridgeway Library: Located along the city's newly designated "Avenue of the Arts", this library building, designed by Addison Hutton and built in the style of Greece's Parthenon, was rejuvenated and converted into the Philadelphia High School for the Performing Arts.

Preservation of Victory Building: Philadelphia's first commercial building, built in 1873 in the Second Empire style, and altered in the 1890s, was saved from demolition after decades of neglect. It has recently been renovated for retail, commercial and residential usage.

Preservation of Independence Hall: Built between 1732 and 1756, and preserved over the years, this national shrine, cared for by the National Parks Service, is where the Declaration of Independence was adopted and the National Constitution was drafted while Philadelphia served as this fledgling nation's capital. During Spilove's tenure, the building required and received a series of major upgrades of its mechanical and electrical systems, including the installation of a new HVAC system to provide a 21st century climate control.
